"Renovation of Buildings Constructed in Recent Decades"

Issues
Development of building products, building and services technologies for the comprehensive renovation and reconstruction of various types of buildings constructed in recent decades (office and commercial buildings, residential buildings, public buildings), with particular concern for ecological criteria.

Goals
  • Development of structural engineering solutions and technologies that allow for far-reaching changes in the existing building substance (for example, major rebuilding and redeveloping of prefabricated and skeleton structures for new uses)
  • Development of specialized technologies and products for structural and technical additions to existing buildings (for example, modular extension systems, double-layer ventilating facades, modular building services systems)
  • Special emphasis on the development of cost-saving renovation technologies (prefabrication, system building construction methods)
  • Development of building materials especially for renovation or adaptation projects (for example, lightweight materials such as Liapor precast concrete)
Targeted results
  • Compilation and technical description of planning and construction solutions for comprehensive renovation that are exemplary in economic and ecological terms
  • R&D design for special product development; implementation in pilot projects in cooperation with manufacturers, building contractors and plant engineering and construction firms
Targeted effects
  • Increasing R&D in the traditionally not very innovation-oriented building sector
  • Stimulating European knowlegde transfers (cooperation on R&D, patents, licenses)
  • Giving an impulse for the development of specific competence clusters in the EU
  • Development and strengthening of specific services in the real estate and building sectors (general consulting, facility management, contracting), also from the point of view of promoting consulting firms that work Europe-wide
  • Transnational development of new building technologies and building products (industrial R&D). The idea is that trade in technology (patents and licenses, technical consulting) can take place at the transnational level while marketing and production remain at the regional level because of the strong ties to real estate and building business.
  • Improved quality for buildings means improved quality in the available infrastructure. Along with social aspects, as are relevant in the provision of high-quality apartments, this factor is especially important for businesses when choosing a location. Improvements to building infrastructure make a location more attractive, thus contributing to economic development.

The fundamental renovation of the buildings constructed in recent decades is a growing task for property managers as well as for private, municipal, and non-profit owners and investors. Not only technical building requirements but, above all, the economic and ecological purposefulness of comprehensive renovation measures as compared to demolition and building anew, or to fundamental redevelopment, must be examined more closely. Questions must usually be answered about the extent to which renovation measures are necessary, and the extent to which one must and/or can renovate the building structure and its technical systems.
