Building Development and Evaluation

Issues:

Further development of technologies, methods and tools for the economic-ecological assessment and optimization of properties and buildings throughout their life cycle, including maintenance and running costs.
In terms of business management, the following costs are considered: development costs, production costs, maintenance costs, management and utilities costs, adaptation/renovation costs, and disposal and costs of redevelopment for new uses.

Goals:
  • Optimal allocation and increases in the sustainability of real estate developments in economic and ecological terms
  • Improved coordination of technical building standards with current and future uses and use requirements (for example, increased flexibility for space programs, spatial design and technical infrastructure).
  • Increased consideration of maintenance and running costs in property development and building planning (life cycle perspective; a note on this point: more than three-quarters of all material, energetic and financial inputs are required for building use).
  • Transfer of experience, methods and technologies for building management to other building sectors such as facility management.
Targeted results:
  • Compilation of planning criteria and technical parameters (manual, criteria catalog, checklist) that are relevant for economical and ecological sustainability in property management.
  • Planning methods, assessment tools and applied technologies for expanded facility management, with special consideration of environmental effects and national economic costs
  • Interface definition and suggestions for incorporating the results into existing standard software for property management

The construction, use and disposal of building generates costs, material flows, energy use, and emissions. Appropriate planning, construction, management and marketing can reduce environmental burdens and costs while increasing both user-friendliness and building value. Building assessment tools can demonstrate an object's quality comprehensively and make an important contribution to reducing environmental impact as well as to improving overall building quality. Such assessment tools complement classic property evaluation by considering criteria relevant to the environment and to building users. An assessment tool provides information in condensed form about a building in its entirety.
